Leeds-specific work
Leeds has an enormous private rented sector, and with it a constant demand for EICRs. Student housing around Headingley and Hyde Park is generally HMO, which brings tighter requirements — interlinked alarms, emergency lighting in some cases, and inspection intervals that HMO licensing conditions can set shorter than the standard five years. Worth checking your licence rather than assuming five.
City centre apartments come with their own considerations: landlord-owned risers, management company permissions and limited routes for new cable. Work in a leasehold flat often needs freeholder consent first, so ring me and I will tell you what is involved before anyone books a visit.
