Bramley runs from back-to-back terraces through interwar and postwar council-built semis to newer infill. The postwar semis are the ones with the recurring pattern: sound enough cable, but original consumer units, too few sockets, and lighting circuits that have had decades of additions.

With a lot of LS13 stock in the private rented sector, EICRs are the single most common reason I am called. The usual problem is the one the regulations create: a landlord gets an unsatisfactory report from an inspector who does not do remedials, then has 28 days to find someone else who will re-inspect before they will quote.
